Have you ever talked with a contractor and you both realized the best option was to go with time and materials? Was the scope of work too unclear to give an exact price, was there to many variables and risk to both the homeowner and the contractor. If yes, then time and materials is a great choice. What is time and materials? It is when the contractor charges the homeowner by the hour + the cost of materials. At Power House Painting and Home Improvement we charge $250 for the first hour, $175 per hour after that + cost of materials + 50% mark up on materials we need for the project. That seems like a hard math problem, but with GPS tracking, sign in/sign out sheets and receipts it is super easy to keep track of.

Pros of Time and Material: Minimizes risk for both homeowner and contractor. The homeowner can tell the contractor to stop at any point. No large change orders, because the homeowner is in charge of the process. The homeowner can allow the contractor to do the more complicated projects and they can do the easier tasks on the list. It can save homeowner $$$. As a contractor we bid projects based on the variables and higher number of variables the higher the price tag.
Cons: If you choose the wrong contactor they may not track their hours, receipts and can work really slow. Also, if they are not skilled in the task they are working on you will be paying by the hour for someone who is not efficient or making bad decisions to drag the project out.
